There is still time to take advantage of the Federal Reinvestment and Recovery Act, now called the Federal Home Buyers Credit is valid on contracts signed through April 30, 2010.  Some income limits apply, and some move-in date requirements apply. The Act offers first time home buyers an income tax credit up to $8,000 on new and pre-owned homes at Fountainhead. First time home buyers, who may be people who have not owned a principal home in 3 years, are eligible for the tax credit. Details of this economic stimulus and improvement grants are available in writing at the Fountainhead office.

Now, home owners selling the principal year round residence and buying another can receive a credit of up to $6,500 if the purchase and the income limitations are met.  This is a fantastic opportunity to move to a home that is easier to keep and less physically demanding and put some cash back into the bank.

Why rent when you can own?  Attractive pre-owned homes are coaxing apartment dwellers to take advantage of the Tax Credit and move into their own Fountainhead home and save money over the apartment rent.  Financing is always available for qualified individuals.  This is where the Home Buyers Credit really counts!

Fountainhead in Jackson, NJ (ocean county) offers new and pre-owned factory built homes for 55+, and a solution to the ever increasing costs of single-family home ownership. Land leased communities such as Fountainhead can lower empty-nesters’ monthly housing expense by eliminating large real estate mortgages and high property taxes.  Leasing is a safe, simple way to conserve and protect the hard-earned nest egg.  Rather than poaching that nest egg, empty-nesters can buy a ranch home between 1,000 square feet and 1,425 square feet with all the amenities one could want for between $95,000 and $175,000.  Annual lease costs as low as $5,000.  With local township oversight of increases, they are always conservative.

People say the quiet 5 acres of wooded entry really blocks out the sounds of the nearby conveniences. The community offers conveniences in a pleasant, quiet setting.  Just a mile from all services in this very large township, when you drive along the divided entry of Fountainhead you feel removed from the busy world outside.  Just 20 miles from the shore and easy connections to the highways north and west the location can’t be beat in the geographical center of New Jersey.

The age-restricted community is expanding and offering the finest factory built homes available.  Models are stylishly furnished complimenting the quality of the woodwork and the bright open floor plans.  Kitchens are spacious and offer ample cabinets and open counter spaces.  Options include wood-burning fireplaces, extra skylights, jacuzzi’s, Energy Star and more. High R-Value insulation and low E windows will keep it warm all winter and cool all summer while keeping the bills low.

Factory Built homes are built to high construction standards in conformance with all health, safety and construction requirements.  Fountainhead proudly displays energy efficient (Green) and Energy Star certified ranches, making home ownership even more financially predictable.

To get started, make an appointment to visit the site and view the models and pre-loved homes.  Once you've found the home to call your own, the process is easy.  Leave a "Good Faith" deposit and complete the Credit Application for Lot Lease and the loan application if financing is desired.  Upon approval of the applications, sign a formal contract and you'll receive all the documentation. This includes the lease that you would be offered, the Guidelines for Living at the community and other federally mandated information.

If you were going to order a new home to your specifications, the good faith deposit is still the starting point.  Based on the model or prototype home you visit at the sales center, you may wish to change some of the features or add options in addition to choosing the interior and exterior colors.  Specific appliances, Carpets, counter colors and styles, moldings, windows and so much more can all be yours.  We will build your contract to meet our mutual expectations.

The timing of the construction of your new home is to be coordinated with your expected moving date.  We can you walk you through this process.

One of the advantages of living in a Fountainhead manufactured home, is that the land is leased to the home owner.  Most people are familiar with leasing due to favorable experiences in other aspects of their lives.  All documents are written, and explained in plain language before contract. This secure and attractive form of home ownership puts the emphasis on savings- more house,  much lower expenses.

Fountainhead is owned, managed on-site, and developed by The Viviano family.  The family loves what they do and love to be providers of a comfortable retirement for residents.   Monthly costs allow homeowners to maintain their own lot, or to select affordable year round care.  At Fountainhead, it’s important that home owners have ample choices as needs change.

With the best location in Jackson, loved ones will be thrilled with the convenience of services and access from all parts of NJ.  Fountainhead feels like a world ways from the bustle of Ocean County, but it is less than a mile’s drive to supermarket shopping, conveniences, pharmacies, entertainment and health care.  Equal distance from 2 area hospitals, it is short drive to the major malls, Six Flags amusement park, award-winning parks and recreation.

Garden State Parkway or NJ Turnpike to  I-195 Exit 22 Geogia-Jackson Mills, follow signs for Georgia.  At the first light, turn right onto Harmony Road, follow Harmony 1.5 miles- it becomes N. Cooks Bridge Rd. at County Line Rd., continue ¼ mile and turn right onto Rose Drive at the big new Fountainhead sign.  Office on the right.  For more information, call Nancy at 732-928-3100 or visit http://www.njfountainhead.com
