PETS: YOU LUV 'EM, WE LUV 'EM TOO
The American Kennel Club calls a well-behaved pet that is enjoyed by people other than its owners a "Canine Good Citizen" WE SAY This can only be accomplished with good training and the consideration of others by the pet owner. In compliance with NJ Statutes as they apply to Fountainhead in Jackson NJ, we have written and enforce the following standards that are intended to appeal to Responsible Pet Owners.
People who love their pets, like we do, often ask if their responsibilities will differ when they move to Fountainhead. These common-sense, Neighborly guidelines have served us well for many years. We recently acknowledged that a second pet within the long-existing size limits would be acceptable also. So we have updated our pet regulations as follows:
FOUNTAINHEAD PET REGULATIONS
Pets. Tenant may keep no more than 2 domestic dogs or cats, or one domestic dog and one domestic cat provided the dog is no larger than 18 inches at the shoulder and 35 pounds at full size in each leased lot, with Fountainhead’s prior permission. No pit bulls, American Staffordshire Terriers, or other known vicious breeds. No cats larger than 15 pounds at maturity.
A) The dog shall not be permitted to relieve itself of biologic functions anywhere except on the premises leased to the pet owner. Cats are not permitted outside without a leash through the community. Jackson Twp has pooper scooper laws that apply in Fountainhead. Dogs should be kept on owner’s leased lot for biological functions. All waste must be immediately and properly disposed of (bagged and put into household trash). The pet owner is responsible for cleaning up after the pet immediately. The pet owner should walk the pet outside the Fountainhead property, where pooper-scooper laws also apply. If pet is exercised off the leased lot, pet owner must demonstrate consideration for the property of others. One way is to prevent the pet from leaving urine or waste anywhere along the route. A short leash is required- under 10 feet.
B) No dog or cat is permitted outside the home itself unless attended by a responsible individual and leashed.
C) No kennel, dog house, run, or the like is permitted.
D) No dog or cat shall be replaced after the passing of the original permitted pet without specific written consent from Fountainhead.
E) There is an pet charge of $5 per month per pet due as additional rent with the lot rent. Jackson Twp requires dogs to be licensed annually with proof of vaccinations, a copy of this license is required annually no later than February 28,
F) Any tenant who fails to keep his pet dog or cat attended, leashed, and/or curbed in the appropriate manner and area shall be subject to eviction.
G) Any pet that constitutes an annoyance to any other Fountainhead resident must be removed. H) Tenant must provide proof that their animal is insured under their homeowners policy. I) Pet policy: No reptiles, no rabbits, ferrets, or other non-domestic house pet or farm animals. No pet or animal may be caged or otherwise contained by a fence or barrier on the lot.

All manufactured home communities, mobile home parks, land-leased communities must keep a written set of rules and regulations and must uniformly encourage and pursue homeowner tenant compliance with them. The above is an excerpt from ours rules.
