BUY A HOME AT FOUNTAINHEAD & SOLVE YOUR HOUSING COST DILEMMA:
- Leasing the Land over an average 20 year period Costs less than owning. Based on twenty years’ experience, the cost of owning a comparable home on your lot would exceed the lease cost.
- Leasing the Land at Fountainhead includes real estate taxes in the approximate range of $400 – 600 per YEAR. Do you even remember the days when your real estate taxes were that affordable?
- YOUR TOTAL COST TO LEASE THE LOT WILL RANGE BETWEEN $4,800 -$6,000 per year. Lots are approximately 50'x100'-( that's an eighth of an acre!) other services & real estate taxes are included.
- Lot lease costs do not increase at the same astronomical rate as real estate property taxes. Our town oversees and approves all increases by careful financial computation of the change in the rate of inflation on less than the full amount of monthly lease cost.
- Our New Homes include all the necessities. Our prices are not “plus, plus, plus”. Our prices reflect a house you can call home, without adding thousands more dollars to “finish it up”.
- Even if you finance your Fountainhead home, the cost of borrowing the money for the purchase, plus utilities and lease payments will be less than most other single-family age restricted homes. Lenders expect approximately 20% of the purchase price as your down payment. Terms are between 15 and 25 years. That’s 5 to 15 years’ less interest payments. That adds up!
- Owning your home on leased land saves money, allows you the freedom you are accustomed to, and is secure. Our property is zoned for this use and this use alone. Annually, our town reaffirms its desire for this use to continue. NJ statutes protect homeowners from having their leaseholds disturbed by actions deemed detrimental to homeowners or sale of the land.
